The Local Property Market

The property market in Collonge-Bellerive

The property market in Collonge-Bellerive is split between several clearly distinct hubs, unlike neighbouring municipalities such as Cologny or Vandoeuvres, where the fabric is more uniform: the village of Collonge, the Vésenaz area and the Bellerive lakefront form three well-separated profiles here. This village-by-village segmentation bears directly on prices, as a lakeside property cannot be compared with one set further back inland.

The municipality keeps a strong farming character on nearly 37% of its territory, a legacy that holds back the building of new housing and keeps supply under strain in the face of constant demand. The housing stock therefore remains largely made up of existing, often older properties, whose value depends heavily on the area and the condition of the building.

Lying on the eastern shore of Lake Geneva, the municipality draws a clientele attracted by the calm, the proximity of the French border and a preserved village setting. The Bellerive area logically concentrates the highest valuations in the Collonge-Bellerive property market, while Collonge and the more rural hamlets show noticeably different prices.

History and culture

Life in Collonge-Bellerive

The name of the municipality combines Collonge, from Late Latin cŏlōnĭca and denoting a settlers’ holding, with Bellerive, from Romance bela and riva, literally “beautiful shore”. The first written trace dates back to 1153, with the mention of the church of Collonge in a bull of Pope Eugene III. The municipality as we know it came into being later, in 1792, from the merging of several villages and hamlets (Collonge, Vésenaz, Saint-Maurice, La Repentance, Bellerive, Cherre and La Capite) under the French annexation. The compound name Collonge-Bellerive was only adopted in 1797, before the definitive union with Geneva in 1816. The following century profoundly changed its face: from an economy geared to farming, the municipality gradually shifted towards the residential vocation that now dominates its identity.

– Pointe à la Bise nature reserve: a protected area since 1933, popular for lakeside walks.

In detail

The neighbourhoods of Collonge-Bellerive

Understanding the property market in Collonge-Bellerive means thinking village by village rather than across the municipality as a whole. Between the old core of Collonge, the Vésenaz hub and the Bellerive lakefront, not forgetting the more rural hamlets of La Capite and Saint-Maurice, each area follows its own pricing logic and buyer profile.

Collonge

A historic village street along the route d’Hermance, where older buildings dominate, mixing traditional farmhouses with more recent construction. A sector with a strongly village character, where the age of the building bears directly on the valuation of a property.

Vésenaz

A secondary hub bringing together schools, the former post office and the municipal beaches. The building stock is more mixed here than in Collonge, between houses and a few apartment buildings, which widens the profile of potential buyers.

La Capite et Saint-Maurice

Hamlets set back from the main roads, still marked by a visible farming character, with farms and an equestrian centre in particular. The setting remains residential and calm, with properties often more affordable than on the lakefront.

Demographics

Demographic profile.

With a density of about 1’412 inhabitants per km², Collonge-Bellerive is among the most densely populated municipalities on the Left Bank of the lake, with a population of 8’643 as at 31 December 2024 over 6.12 km². This density is explained by a gradual transformation over the 20th century, as the municipality shifted from a farming economy to a predominantly residential vocation. Between 2010 and 2023, the population grew by 13.2%, a slightly smaller rise than the cantonal average (14.6% over the same period).

Sell

You are selling a property in Collonge-Bellerive.

In Collonge-Bellerive, selling a property takes place in a segmented rather than uniform market: 114 properties are currently on offer across the municipality, spread between the different villages that make it up. A property in the Collonge core, a property in Vésenaz and a villa in the Bellerive area do not meet the same valuation criteria, nor attract the same type of buyer. Selling on good terms therefore means knowing the specific area precisely, beyond the municipal averages that mask these differences.

Valuation that depends on the area.

In Collonge-Bellerive, the 114 properties currently for sale do not form a uniform market: their valuation varies sharply depending on whether they are in Collonge, in Vésenaz or in the sought-after Bellerive area. A price aligned with recent transactions in the same area remains the best lever for finding a buyer on good terms, whereas a valuation based on the municipal average risks under- or overvaluing a property depending on its exact location. This area-by-area logic, more than the overall scarcity of supply, explains the differences in selling times seen from one sale to the next in the municipality. A good knowledge of the property market in Collonge-Bellerive, area by area, remains the best guarantee of a well-managed transaction.

Municipal taxation.

Collonge-Bellerive applies a municipal rate of 28 additional centimes in 2026, placing it 4th out of 45 municipalities, among the lowest in the canton. The gap with the cantonal average, about 41.2 centimes, reaches 13.2 points, a notable tax advantage for resident owners. As everywhere in the canton, any property transaction is also subject to common cantonal rules: transfer duties of 3% of the sale price, generally payable by the buyer, and a property profits and gains tax (IBGI) owed by the seller where a gain is made, calculated under a declining scale that can reach 50% before two years of ownership, against a minimum of 2% beyond 25 years.
