Chêne-Bougeries covers 4.14 km² in the Trois-Chêne area, immediately east of Geneva. With 14’280 inhabitants, it has one of the highest population densities in the canton, a profile inherited from its past as Geneva countryside that became a residential municipality. Historic villas and apartment buildings sit side by side, for buying, selling or renting projects with very different profiles.

The Local Property Market

The property market in Chêne-Bougeries.

With no lakefront and no motorway on its territory, Chêne-Bougeries stands out for a transport network that relies almost entirely on TPG buses, in the absence of a municipal SBB railway station. It borders Geneva, Cologny, Thônex and Chêne-Bourg.

Within the Trois-Chêne trio, Chêne-Bougeries stands apart from its neighbours Chêne-Bourg and Thônex through its greater size and a larger number of preserved estates and villas, a legacy of its past as Geneva countryside. This more spread-out housing structure positions it differently on the market, between properties of character and more conventional apartment buildings.

The scarcity of available land, combined with the presence of historic estates such as Sismondi or Conches, keeps constant pressure on existing supply. Few new developments are launched, which pushes demand towards older properties or the rare renovation projects, a context that calls for a good knowledge of the property market in Chêne-Bougeries before any transaction.

History and culture

Life in Chêne-Bougeries

The name of the municipality combines Chêne, from the Latin Quercus, attested from 1270, with Bougeries, a Geneva dialect term for uncultivated land or pasture, found from the 14th century. Attached to Geneva in 1754, the municipality separated administratively from Chêne-Bourg and Thônex in 1801, under the name Chêne-les-Bougeries. The 19th century saw the village and its commercial activity develop, before the interwar period marked the rise of the villa districts on the Ermitage and Grange-Canal plateaus. The population then grew from 2’131 inhabitants in 1900 to 9’759 in 2000.

In detail

The neighbourhoods of Chêne-Bougeries

In Chêne-Bougeries, the property market is best read neighbourhood by neighbourhood. The municipality is organised around several areas with very distinct profiles, from the village centre to the villa districts inherited from the interwar period. Here are the four most structuring areas for a search or a valuation in Chêne-Bougeries.

Chêne-Bougeries-Village (Vieux-Bourg)

The historic heart of the municipality, organised around the route de Chêne. It brings together the town hall and most of the municipal heritage, in an older village fabric that contrasts with the surrounding residential districts.

Grange-Canal

A sector in the west of the municipality, on the route de Chêne axis towards Geneva. A former commercial suburb turned residential and urban, it offers a denser profile than the rest of the municipality.

Conches

Secteur résidentiel au sud-est, marqué par ses domaines et villas historiques, dont le domaine de Conches. Sa proximité avec le parcours de la Seymaz en fait un cadre recherché pour son calme et sa verdure.

Villette

A transition area in the east, between residential spaces and more open landscapes towards Thônex and the Seymaz. Its hamlet character makes it a more private area, with a different buyer profile from the rest of the municipality.

Demographics

Demographic profile.

Chêne-Bougeries had 14’280 inhabitants in 2024, over an area of 4.14 km², which corresponds to a density of about 3’449 inhabitants per km². This density reflects the municipality’s gradual development in the 20th century, with the population growing from 2’131 inhabitants in 1900 to 9’759 in 2000. Between 2019 and 2024, the population rose from 12’549 to 14’280 inhabitants, an increase of about 13.8%.

Sell

Are you selling a property in Chêne-Bougeries?

The sales market in Chêne-Bougeries reflects the predominance of collective housing in the municipality: the 467 properties currently for sale are mostly apartments in buildings, with detached villas remaining rare and sought after when they come onto the market. This higher volume, compared with municipalities of similar size, is explained by the density of the built environment rather than by a lack of appeal.

Two clearly distinct sales dynamics.

A villa in Chêne-Bougeries, rarer on the market, stands out for a more restricted circle of buyers and a time to sell that depends heavily on the initial asking price. An apartment, by contrast, has to be positioned against more plentiful supply, where presentation and the condition of the property often make the difference. A valuation that takes this distinction into account remains the best guarantee of a well-managed sale in Chêne-Bougeries.

Municipal taxation.

The latest known municipal rate for Chêne-Bougeries is 32 additional centimes, in force in 2025; the 2026 rate could not be confirmed in the municipal details published to date. As everywhere in the canton, any property transaction in Chêne-Bougeries remains subject to Geneva cantonal taxation, which is common to the whole canton. Transfer duties are 3% of the sale price, payable by the buyer in most cases. The property profits and gains tax (IBGI) is owed by the seller where a gain is made, under a declining scale linked to the length of ownership, which can reach 50% before two years of ownership, against a minimum of 2% beyond 25 years.

The steps

The steps to selling your property

The luxury property market remains particularly active in the municipality. A property priced correctly from the outset will generally sell faster than one whose asking price is adjusted after several weeks on the market.

01

No-obligation property valuation

A property advisor will visit your property and assess its value based on its location, size, overall condition and current market data. You will receive a detailed, well-supported valuation with no obligation to proceed.

02

Property valuation analysis

Where appropriate, our in-house team of architects and engineers assesses your property’s potential, exploring opportunities for extensions, renovations or simple improvements that could increase its value before it goes on the market.

03

Sales strategy

Together, we determine the asking price, marketing timeline and most likely buyer profile for your property, allowing us to select the most effective marketing channels and the right pace of promotion.

04

Property marketing

Virtual tours, professional videos, high-resolution photography, a property brochure and a carefully crafted description, followed by promotion across our marketing channels, partner network and database of qualified buyers.

05

Viewings and negotiations

A dedicated property advisor arranges and oversees every viewing, screens prospective buyers and negotiates on your behalf until a final agreement is reached.

06

Signing at the notary's office

We handle all administrative and legal aspects of the transaction through to the signing at the notary’s office, coordinating with all parties involved.
